I have found that I am much more comfortable behind the camera as opposed to in front. However, I needed a trailer video for the front page of my website that introduced myself. I am planning to change the content monthly, and hopefully feature my partner in the next series of videos, leaving me on the sidelines. Staging. What does this mean? It means setting up rooms in a home to make those rooms look inviting to buyers. Sounds simple doesn’t it? Well, there are people in Real Estate who do nothing but help Realtors Stage homes. The good ones are worth every penny!
I was over at a listing of mine yesterday, and we are in the process of improving the look of the home. I walked up the steps and pointed out to my client that the dead, dried up flowers hanging in the baskets on his porch needed to be thrown out. He looked at then as if seeing them for the first time and said, “You know, I think you are right!”.
Don’t get me wrong here. This client is a smart guy. He just does not look at his home the same way a potential buyer or myself looks at his home. He sees his home every single day, and this familiarity makes him not see many things.
We are in the process of deep cleaning the home, painting, arranging candles and scented soaps in bathrooms, adding ground cover outside, and tidying up around his pool. In other words we are “Staging” his home. He is excited because he is learning to see his home through different eyes. I am excited because the true value of his home is starting to shine through.

We made it through yet another Halloween. As far as I know, my yard signs are still where I left them Friday. No neighbors have called me yet to go retrieve a wayward sign!
We Realtors put up with lots of Tricks and Treats all year long. For example, I showed a home to a couple with 4 kids this weekend and it was a real treat. The home was well priced, clean, and was large enough for the couple to comfortably live in.
I also have a client who wants to buy a house, we have made an offer, and the seller keeps changing their mind as to what they will accept. We feel we have been tricked!
I work with a great bunch of people here at Prudential Georgia Realty. I have a wonderful Managing Broker and the Senior Vice President of the company has been great to work with as well. What a treat!
I recently was “Run over” by another agent. Let’s just say her unfocused agressiveness cost me a great listing and cost me a bunch of money. Worst of all, it was an agent in the same brand. I think this is a trick.
So, when you say hello to your favorite agent during the year, remember, we are all still living Trick or Treat every day!

Just when you think things are settleing down, Bam! another change comes along. The Community Realty Group has just expanded to include commercial retail leasing. That’s right, we have opened a new leasing office at The Streetside shopping center on Bells Ferry Road at the corner of Eagle Drive and across the street from the Super Wal Mart.
We have already received a verbal committment from Dollar Tree to move in to 8-10,000 sq ft and we have 3 bakery people interested in the vacant Bakery site. We are really excited to begin this new phase of The Community Group!
We have not forgotten the residential side of our business. We have listed 2 homes in the past week that will appear as videos on this blog shortly. They are a $149,000 home, completely renovated in Powder Springs and owned by my friends and past clients Keith and Carolyn. This home off Vill Rica Road is close to perfect. It has been extremely well cared for.
The second home is in Acworth in the Lake Park subdivision and is priced at $165,000. A really neat floor plan with extra rooms in the basement for an in-law suite, exercise room and office. This is a really large floor plan. Watch for these videos as they are currently in production.

Well, you know that I have been using my videos to sell listings. Fine examples of my work abound on this blog, just scroll down and check them out. What you will not see on these videos are my face. I have always been told that I have a face for radio! I like the narration part of the videos. I’ve never really been interested in being in front of the camera. Well, that is about to change.
I go to work tonight as an extra in the film “Life as we know it” starring Katherine Heigle. Pretty sure I just miss-spelled the young lady’s name, but you have seen her in several TV shows I am sure.
Now, I don’t know Ms. Heigle, but I am sure that my inclusion as an extra in her film will greatly improve her odds of winning some award or another. I am excited to be able to help, but why now? Who knows! This must have been something on my “Bucket List” of things to do before I forget where I left my dentures.
When this movie comes out, I want to make sure you all go see it. That blur in the back ground in the court scene, the one where you see an elbow in the crowd? That’s bound to be me!
In the meantime, I think I will stick with Real estate. Let me know how I can help and I will tell you stories about my brush with stardom!

I wanted to write a quick note about an interesting issue that has come up with one of my sellers. We were supposed to close on their house today. They were to have the weekend to finish up moving. The buyers would then bring in the painters and the other craftsmen that were to make this home their own. All of that came crashing to a halt last week with a phone call from the closing attorney.
You see, every home sold must be sold with something called clear title. This means some guy who camps out in the musty basement in the courthouse whose job it is to research the ownership records for your home going back 50 or more years, has looked at every transaction and passed a judgement that clear ownership, or title, has occurred each time. Usually there are few if any problems in this process. As soon as the title search comes back clear, the lender can get insurance on the clear title and the closing takes place.
Well, the phone call from the attorney was an eye opener for me. The title search on this home showed that in 1952, the US government declared that this land could never be sold. It was to remain property of the US government, in this case the Corps of Engineers. Cottages only could be built on the home but the land would always be corp property! Read the rest of this entry »

It has happened! I finally decided to work with another agent, Beth Campbell, in my office, not as a team but in a collaboration that is new and exciting. I bring the technology to the party and Beth brings the word phrasing and great ideas. Together we feel as though we have a lot to offer to the Towne lake area, and this new website is just the ticket to prove it!
