Even more simpler times!


Another mailer went out this past week and it is all about dreaming about that next home. Most people on this area have to sell a home before they can buy the next one. This keeps many just dreaming about that next home and not doing anything about it.

Short Sales…

A short sale is when the owner of a home must sell and they cannot get for the home enough money to cover the outstanding loan balance. They are “Short” the funds to pay off the loan. In this instance and under the right circumstances, the bank may forgive the balance of the loan. There must be an approved hardship for the Seller for the bank to approve this transaction.

A short sale comes with much paperwork, but if it is done correctly, the process will move forward. We work with a local attorney to make sure that everything is in place to give you the best results possible on your short sale. The best news is that there is no cost to you, the seller, for this service. All attorney fees for this service are paid for by the lender.

America the Beautiful!

The election is over. Billions and billions of dollars spent and the balance of power in Washington is basically unchanged. Some think this is a bad thing, and some think it is a good thing. Do you want to know what I think? I think no matter what results were derived from this very expensive exercise, the rest of the world watches in awe as we go about our business of electing a President. Can you imaging how many people in the world right now would give anything to be able to exercise this privilege?

With the voting as tight as it was, I am sure we will be hearing from both the winners and the losers why the system is broken. Long lines at the polling places, long time voters being told they are not on the roles, people voting early and often. Yes, we have a huge sometimes clunky system for electing our leaders that with all of its faults, is the envy of the world.

There was a story out in the papers this past week about a group of Chinese students watching the US election with great interest. You see, the Chinese are going through a change in leadership right now as well, but it is being done in secret, with no input from the people. These students wanted to have a mock vote just to see how it feels to actually vote.

The US of A is sort of like a family member you disagree with. Its OK for me to pick on you, but heaven help the outsider who tries to pick a fight with my family member. We are the people of the United States of America. We are diverse yet united. We are divided yet one people. We have failings yet we are the greatest country in the world. We are the US of A. We have the most orderly succession plan in the world when it comes to changes in power.

Whether or not you liked the election results, it is time to pull together and work to fix the problems we have. Sitting back and saying I did not vote that way so there is no way I will get involved just doesn’t work. Lets make our elected officials get off their collective duffs and do what they were elected to do. This is how we keep America great.

Inventory is too low!

I have sold just about all my listings and we have more buyers looking! If you are on the edge about listing your home for sale, know that the housing inventory is quite low right now. I would love to talk to you about listing your home. We are finding that well priced homes in good condition are moving quickly, and some are even generating multiple offers! The last home I listed sold in 14 days at a price higher than most in the neighborhood.

Divorce, Southern Style!


I have been working off and on in television and film for some time now, but I have never attempted the stage, until now! The Cherokee Theatre Company is showing Divorce, Southern Style, a funny play about a couple of divorcees that get back together for a weekend after 15 years apart! I get to play the Male lead and I am loving it! If you are looking for something to do this weekend, come down to the Historic Canton Theatre in downtown Canton and enjoy the show! I would love to see you there!

The one thing that continually amazes me is the power of connections. I went through Real estate school with a good friend 5 years ago. She stayed in the business a short time and moved on to other things. We have not spoken for a year or so and she called me this week to list her home and to be her buyers agent as well. My partner is in a group of top producing agents in the area, girls only so I was not invited!, and they caravan to their listings once per month. This puts 6-8 top selling agents into our listings each month. Not a bad way to get your home sold. If you would like to get your home sold, give us a call.

Oh yeah, the name? They are called the convertibles because they drive around in convertibels and convert your home to sold!

The Doctor is in!

drpete.jpgOk, so if you know me well you know that I sometimes perform as an extra in movies and TV shows filmed here in the Atlanta area. Well, I worked last Friday night as a doctor on MTV’s Teen Wolf show. It should air in August sometime. How does this relate to Real Estate? Exercise…Who me?

Last night it was dark and cold. My wife says, “Let’s go for a walk”. She says this like it is the most natural thing in the world to do after a long tiring day. Sure, lets go trudge around in the cold instead of sitting on this nice couch in my warm living room.

Grudgingly, I accept the offer, knowing that if I didn’t the evening would probably go downhill fast. So 4 layers later, scarf around my neck, mittens on, ready to leap out into the frigid cold, (OK it was only around 32 degrees but I like the drama), off we go. My wife even convinced my 19 year old daughter to leave her computer to join us. (more…)

All work and no play…

Ok, just like you, I have heard the old saw about all work and no play makes Jack a dull boy. Well, I have taken this to heart. I have for my entire career worked too long and too many hours. Don’t get me wrong, I enjoyed almost every hour because I am addicted to working.

I decided last year that maybe I needed to loosen up and enjoy some real life. So, I started working every now and again as an extra in some of the movies being made here in Atlanta. I have had a blast! (more…)

The Cat’s Meow!

I have never considered myself a cat person since I have allergies to them. I did own a dysfunctional one once. We merely tolerated one another. I was allowed to live in the apartment with this cat, but only at the cat’s whim.

Cats have played a large role recently in my Real Estate career. The last two listing appointments have been at cat homes. The cats know I am allergic to them and they just love to jump in my lap while I am in the middle of a presentation. I pet them while I am talking and soon I am gasping for air. My business partner takes over the presentation once the throat closes down, my eyes start to itch, and I feel as though I have a hair ball. (more…)

Great Expectations!

This was great! I was heading out with my family to see myself as an extra in the just released movie, Life as we Know it. I had everyone jazzed up and ready to see dad as a full fledged movie star!

We walked into the local theatre and the guy taking the tickets says, I saw that movie yesterday and it was pretty good. I said, well…it should be. I am in it! He just smiled that smile I see from time to time when people wonder if the hospital knows I escaped. (more…)
