How’s Business?

If I had a dollar for every time I have been asked this recently, I could afford to actually buy a home! It seems everyone is interested in hearing the latest horror stories from the Front Lines. Unfortunately, there are enough stories out there to write a book.

I was just at a funeral for a friend of mine and the topic of discussion was not my friend who had just lost his 12 year battle with brain cancer, it was all about Real Estate. I don’t think my recently deceased friend would mind though because he always asked me every time I saw him, ”How’s Business?”. (more…)

Life as we Know it…

Hello everyone. Below is a link to the movie trailer for Life as we Know it, starring Katherine Heigl and Josh Duhamel. I worked as an extra in this film that is supposed to be released this fall. Watch for me in the movie towards the beginning of the film in a courtroom scene with both main actors. It was really fun to do. Since then I have worked on the TV shows Past Life and Drop Dead Divas. Its a great hobby. Watch for the release of this movie and see if you can find me! Also, my daughter should be in Drop Dead Divas in the next week or so in a great dance scene with Paula Abdul. Enjoy!

It’s Me!

I have found that I am much more comfortable behind the camera as opposed to in front. However, I needed a trailer video for the front page of my website that introduced myself. I am planning to change the content monthly, and hopefully feature my partner in the next series of videos, leaving me on the sidelines. So, here is my 30 second trailer that currently resides on my website. Enjoy and keep the laughter to a minimum!

Trick or Treat!

We made it through yet another Halloween. As far as I know, my yard signs are still where I left them Friday. No neighbors have called me yet to go retrieve a wayward sign!

We Realtors put up with lots of Tricks and Treats all year long. For example, I showed a home to a couple with 4 kids this weekend and it was a real treat. The home was well priced, clean, and was large enough for the couple to comfortably live in.

I also have a client who wants to buy a house, we have made an offer, and the seller keeps changing their mind as to what they will accept. We feel we have been tricked!

I work with a great bunch of people here at Prudential Georgia Realty. I have a wonderful Managing Broker and the Senior Vice President of the company has been great to work with as well. What a treat!

I recently was “Run over” by another agent. Let’s just say her unfocused agressiveness cost me a great listing and cost me a bunch of money. Worst of all, it was an agent in the same brand. I think this is a trick.

So, when you say hello to your favorite agent during the year, remember, we are all still living Trick or Treat every day!

Another Move!

Just when you think things are settleing down, Bam! another change comes along. The Community Realty Group has just expanded to include commercial retail leasing. That’s right, we have opened a new leasing office at The Streetside shopping center on Bells Ferry Road at the corner of Eagle Drive and across the street from the Super Wal Mart.

We have already received a verbal committment from Dollar Tree to move in to 8-10,000 sq ft and we have 3 bakery people interested in the vacant Bakery site. We are really excited to begin this new phase of The Community Group!

We have not forgotten the residential side of our business. We have listed 2 homes in the past week that will appear as videos on this blog shortly. They are a $149,000 home, completely renovated in Powder Springs and owned by my friends and past clients Keith and Carolyn. This home off Vill Rica Road is close to perfect. It has been extremely well cared for.

The second home is in Acworth in the Lake Park subdivision and is priced at $165,000. A really neat floor plan with extra rooms in the basement for an in-law suite, exercise room and office. This is a really large floor plan. Watch for these videos as they are currently in production.

I’m a Movie Star?

Well, you know that I have been using my videos to sell listings. Fine examples of my work abound on this blog, just scroll down and check them out. What you will not see on these videos are my face. I have always been told that I have a face for radio! I like the narration part of the videos. I’ve never really been interested in being in front of the camera. Well, that is about to change.

I go to work tonight as an extra in the film “Life as we know it” starring Katherine Heigle. Pretty sure I just miss-spelled the young lady’s name, but you have seen her in several TV shows I am sure.

Now, I don’t know Ms. Heigle, but I am sure that my inclusion as an extra in her film will greatly improve her odds of winning some award or another. I am excited to be able to help, but why now? Who knows! This must have been something on my “Bucket List” of things to do before I forget where I left my dentures.

When this movie comes out, I want to make sure you all go see it. That blur in the back ground in the court scene, the one where you see an elbow in the crowd? That’s bound to be me!

In the meantime, I think I will stick with Real estate. Let me know how I can help and I will tell you stories about my brush with stardom!

Can You Believe This?

I wanted to write a quick note about an interesting issue that has come up with one of my sellers. We were supposed to close on their house today. They were to have the weekend to finish up moving. The buyers would then bring in the painters and the other craftsmen that were to make this home their own. All of that came crashing to a halt last week with a phone call from the closing attorney.

You see, every home sold must be sold with something called clear title. This means some guy who camps out in the musty basement in the courthouse whose job it is to research the ownership records for your home going back 50 or more years, has looked at every transaction and passed a judgement that clear ownership, or title, has occurred each time. Usually there are few if any problems in this process. As soon as the title search comes back clear, the lender can get insurance on the clear title and the closing takes place.

Well, the phone call from the attorney was an eye opener for me. The title search on this home showed that in 1952, the US government declared that this land could never be sold. It was to remain property of the US government, in this case the Corps of Engineers. Cottages only could be built on the home but the land would always be corp property! (more…)

TowneLakeRealEstate.com!

It has happened! I finally decided to work with another agent, Beth Campbell, in my office, not as a team but in a collaboration that is new and exciting. I bring the technology to the party and Beth brings the word phrasing and great ideas. Together we feel as though we have a lot to offer to the Towne lake area, and this new website is just the ticket to prove it!

This new site will allow you to see what is happening in the various neighborhoods, check out the rental section as well as Restaurant guide and business directory. If you see something that you would like to have on the site, drop me an email and let me know.

Please go check out TowneLakeRealEstate.com and let me know what you think. This will become the pioint source for everything that is going on in the communities that make up Towne Lake. Beth and I will be working on delivering the best of our Real Estate knowledge to Towne Lake in the hopes that we can become the premier agents to work with. Seperately, we are making great strides, but together we feel that we offer more to our buyers and sellers than most other agents.

Once again, thanks for checking in with us. Let us know how we can help you in the days to come. We look forward to hearing from you!

Co2 Alarm info

Thanks to Brodie Brown, Home Inspector and owner of Browntree Home Inspections, http://www.browntree.net/

Although the popularity of carbon monoxide (CO) alarms has been growing in recent years, it cannot be assumed that everyone is familiar with the hazards of carbon monoxide poisoning in the home.

Often called the silent killer, carbon monoxide is an invisible, odorless, colorless gas created when fuels (such as gasoli ne, wood, coal, natural gas, propane, oil, and methane) burn incompletely. In the home, heating and cooking equipment that burn fuel are potential sources of carbon monoxide. Vehicles or generators running in an attached garage can also produce dangerous levels of carbon monoxide.http://www.nfpa.org/index.asp

CO alarms safety tips:

CO alarms should be installed in a central location outside each sleeping area and on every level of the home and in other locations where required by applicable laws, codes or standards. For the best protection, interconnect all CO alarms throughout the home. When one sounds, they all sound.

Follow the manufacturer’s instructions for placement and mounting height.

Choose a CO alarm that has the label of a recognized testing laboratory.

A New Home!

Believe it or not I just saw 70 some people all move at the same time to the same place with only a small amount of Chaos!! Yes, we moved our Prudential office today. We moved from high on the hill down to street level where potential clients may even have a chance to see us. The move really took 3 days of dilligent work by the office staff. When we came in this morning, they stared at us through bloodshot eyes and almost dared us to ask a question. Everyone this morning is buzzing happily about their new “digs” and everyone is bouncing around the office trying to see who is sitting where and judging their importance by nearness to the bathroom or kitchenette.

It is a humbling experience. I forgot how much I hate to move. However, it is a refreshing glimpse into the minds of the clients we help buy and sell homes. They go through the same chaos. It is good to remember what they are going through and will refresh our ability to commiserate with them.

Looking to move anytime soon? Call me. I can help with the buy/sale, and now with the anxiety too.

A new year…A new start.

I remember last year this time when I said to anyone that would listen, Good riddance to 2007, and welcome 2008! I was ready to move on from a moderately successfull year in Real Estate to what had to be a much better 2008. Well, all I have to say is good riddance to 2008 and welcome 2009! (more…)

Rainy Days and Mondays…

It is raining today. It is cold, windy and nasty. This is the first rain we have had in quite some time and we really needed the rain. With a deficit of over 11 inches of rain this year the yards have had a tough time keeping up. So, I guess out of the miserable conditions of today comes some good. (more…)

Where oh where did my little 401K go?

If you are like me, you have saved up a little money for a rainy day and parked it in a 401K or other suitable retirement account. We have been told for years that we need to be putting money aside every month so that we can live comfortably in retirement. Why, the stock market always increases in value over time so how can we go wrong?

Have you checked the value of your IRA recently? The financial meltdown of late is unmatched in its brutality and widespread damage since the great depression of 1929. Not since then has this country been so close to financial chaos. Between Wall Street melting down and the mortgage crisis, we small investors have been hammered. (more…)
